Faced with the daunting task of ensuring compliance with fire safety and health regulations across such a broad and varied property range, they needed expert assistance to conduct comprehensive fire and Legionella risk assessments, fire door inspections, and ongoing Legionella monitoring.

Task

Our objective was to undertake detailed risk assessments for each of these commercial properties. The challenge was not only the sheer number of assessments but also the diversity of the properties and the geographical spread across the southwest of the UK.    • Established a robust communication protocol, involving three-week advance notices and three-day reminders before site visits, to ensure readiness and cooperation from site managers.
2. Dual Assessment Strategy:
   • Deployed consultants with dual expertise in fire and Legionella risk assessments to conduct both types of assessments in a single visit. This approach not only saved time but also reduced the operational burden on the sites.
   • Proactively addressed and rectified compliance issues during visits, such as flushing and sanitising showers, to ensure immediate adherence to safety standards.
3. Efficient Project Execution:
   • Prioritised the bulk of the assessments in the first year, allowing the second year for additional follow-ups and reassessments.
   • Developed a clear and strategic priority list for conducting different types of fire risk assessments (Type 1, 2, 3, and 4), tailored to each property specific needs, construction type, and fire compartmentation.
4. Cost Management and Client Support:
   • Engaged in ongoing discussions with the client’s management teams, providing thorough handover calls post-assessments to ensure complete understanding and implementation of the recommended compliance measures.
